The service

DealYields is a web-based investment-property analyzer operated by EZ Rate Sheet LLC. It is free to use. No payment card is required. Free accounts may save 3 deals. We may change features or limits; we will not invent a paid plan in these terms that does not exist in the product.

Not a lender, not advice

DealYields is not a lender, broker, or advisor. “Get funded” sends a lead to lenders in the DealYields network. It is not a loan application we underwrite, not a rate quote, and not an offer to lend. Any financing is solely between you and the lender who contacts you, if anyone does.

Analyses, forecasts, value and rent estimates, and reports are estimates based on your inputs and third-party data. They are not appraisals, guarantees, or legal, tax, or investment advice. You are responsible for the numbers you rely on.

Accounts, data, and acceptable use

Keep your login confidential. You own the deal inputs you enter; you grant us a license to host them in order to provide the service (save, share, PDF, funding lead). Property record data is licensed from providers such as RentCast — do not scrape listing sites through this service or republish bulk lookup results.

Do not abuse the product (unauthorized access, interference, automated extraction beyond ordinary use, or illegal activity). We may suspend accounts that do.

Intellectual property

The DealYields name, design, software, and report layout are owned by EZ Rate Sheet LLC. You may share reports you generate for a specific property in the ordinary course of evaluating that deal.

Disclaimers and liability

The service is provided “as is.” To the fullest extent permitted by law, EZ Rate Sheet LLC is not liable for indirect, incidental, special, consequential, or punitive damages, or lost profits, arising from your use of DealYields, third-party data, or any funding conversation that follows a lead. Our total liability for claims relating to the service is limited to fifty US dollars ($50), which reflects that the analyzer is free.

Law, changes, contact
