Frequently asked questions

Straight answers about the product, the math, the data, and the funding button.

What is DealYields?

DealYields is a free investment-property analyzer. Type an address, auto-fill property and market data, and get cash flow, cap rate, IRR, a hold-period forecast, and a shareable web report or PDF. It is built for real-estate investors, wholesalers, and the agents who serve them. Strategies include buy-and-hold rental, fix & flip, and ground-up construction.

How are the numbers calculated?

Every figure comes from a single calculation engine — the same math the on-screen report and PDF use, so they cannot diverge. For rentals, cap rate is year-1 net operating income divided by purchase price; cash flow is NOI minus debt service; cash-on-cash is year-1 cash flow divided by total cash in; IRR is the internal rate of return on the cash-flow series including sale. You can change any assumption. https://www.dealyields.com/how-it-works walks through the formulas at a high level. Projections are estimates, not guarantees.

Where does the property data come from?

Address lookup uses Google Places. Property details, value and rent estimates, taxes, and comparable sales auto-fill from public records and live market data via RentCast. Every auto-filled number stays editable. DealYields does not scrape listing sites.

Is DealYields free? How many deals can I save?

Yes. DealYields is free to use. No credit card is required. Free accounts can save 3 deals. Saving a deal is what creates the shareable report link.

Does “Get funded” mean DealYields will lend me money?

No. “Get funded” sends the deal as a lead to lenders in the DealYields network. It is a lead, not a loan, a rate quote, or an offer to lend. DealYields is not a lender. A member of the network may follow up; any loan, if one is made, is between you and that lender.

Is this legal, tax, or investment advice?

No. DealYields produces estimates from the numbers you enter and the market data we look up. It is not legal, tax, or investment advice, and it is not an offer to lend. Run important decisions past your own advisors.

Who operates DealYields?

DealYields is operated by EZ Rate Sheet LLC. It was built by Mike Williams, an operating private lender and real-estate investor. More at https://www.dealyields.com/about.

How do I save and share a report?

Sign in (email and password), then save the analysis. You get a private-looking share link at /r/… that you can send to partners, investors, or lenders, plus a printable PDF of the same report. Shared reports you create are not listed in the public sitemap.

What happens when I request funding?

If you submit the funding form, DealYields shares the contact details you provide and the deal analysis with lenders in the network so they can follow up. That is a referral, not a credit decision and not an offer to lend.
